  7. I am from Singapore. Have read quite abit on reports and analysis by “experts”. Previndran is one of them that I respected most. Especially his comments on the hospitality secotr. Its good and adds alot of weight to have him shared some insights. I personally got to thank you for the step-by-step guide in the JPPH process, its really helpful and I will do that on my next trip to KL.

    We all look forward to the day when we k access these info from our mobile aps, just like that from URA Singapore, or even better, with commercial & industrial transactions!! Malaysia Boleh!!

    p/s: Will be nice if you can help us look indepth to the tax system and how as an investor we k benefit by strategising our portfolio to optimise the tax savings (haha.. assuming we all declare our rental income :p cheers)

      I do harbour hopes that data (not only JPPH) is more “free-flowing”, and that’s one of the reasons is founded – to make sharing of information easier. But alas… it’s an industry built on opaqueness, and as long as there’s money made from this inefficient flow of information (and capital!) the status quo remains.

      Good idea on the tax guide – we might create a special series on the financing aspects of real estate soon enough. Thanks for the suggestion!

  9. Hi, great guide especially on checking of the actual transaction price. However, when I went to the website, I realize the only the property agent/developer has access to the actual transaction price info. This is because all the information require to fill the forms has to come from either party or the property owner itself. Is this true or did I mis-interpret the info from the website?

    1. Page 25 para 3; typo. “hat’s” should be “that’s”.

    2. The article relates to sub-sale property. What about new developer launches – to determine the “fair pricing”.

    3. To evaluate the “future potential” of a certain property. Just like the view of KLCC, the “potential” is arbitary? When USJ was in the process of development, Pucong is still a sleepy hollow. Any guide to detemine the “future potential” assuming the “follow the infra” is not available. Ho Chin Soon always talk about the centre of Gravity, but is that relevant to deteming the future potential?

  187. SABBAC that’s what I always look at when eyeing on properties, and the amenities of a wider surrounding is to take into account too! Its pretty difficult to figure out the demand and supply of a new property which is still under construction, perhaps 3 more years to go. Could there be plenty property coming out in the area during the mid of construction, which then render the supply > demand?

    I just got my 1st one… and RPGT came along. Ayaaaaa!

    I was reading the guide advised NOT buying upon a downward trend. Are you able to advise what we should to then? Immediately offload all our property at any above-cost value? Stop looking at advertisements to avoid temptation to buy? πŸ˜› What do we do with the (hopefully) excess money then?
    And most importantly…. How do we know when the down trend stops and when to buy along the changing upward curve?

  222. well written. very informative. although i would say its tough to pick on good timing to invest based on trending patterns. generally we have seen increment in property prices every year for the past 10 years albeit there may be drops in transaction demand during certain periods of mild recession, allowing for readjustment of price (which have actually still never occurred). However, assuming that this trend pattern does work, will you then suggest that it is currently not the right time to enter the market, having seen the largest price increment over the past 5 years coupled with the current colling measures employed by our gov’t.     I am in the processing of finding how to do valuation and I found this article. Great sharing of information.

    Wondering if you could guide us on creating own database? What kinds of data is critical for making investment decision? How we should structure our database? That’s something new I heard about property investment.

    Secondly, supply issue is normally not an issue, as we can access it online most of the time. But I do have some problems on accessing the demands in a particular location. I wonder if there is any guideline on that? When we access the internet, we get to know the market rental of a particular location / types of properties. However, we can’t know if that is acceptable and how much people are willing to folk out the money for the asking monthly rental. In fact, personally I would say, monthly rental of a particular unit is one of the criteria that should be considered when accessing a property value, especially when we are making investment decision. Of course, this will be relevant even the investor is aiming at capital appreciation, not building a cashflow portfolio.

    Lastly, I second the suggestion of incorporating tax guide. Maybe can make it a series of guides πŸ™‚ Tax issue is crucial but often overlooked by investors, even by gurus that run workshop in the market.

The asking price is 1350 psf for a unit 650 to 700 sf in the 11 & 12 floor with a beautiful view of the pool. Should I go for it as it has appreciated 50%.     However, if you borrowing from a bank, they got their own valuers to access whether the property is market priced.

Seller may shout out the price they want but the real value is to look at the last transacted price and also the age of the property. As a realtor, I have many listings in my hands and many of them are over priced and therefore slow in moving. Good tips for buyer and also seller if they want their to move.

  634. Hi thanks for providing the guide free, I have recently purchase a property and I am checking on the steps which i took before the purchase, and they are quite similar.

    Besides, I agree that getting into an Equal point in an negotiation is really difficult. As seller will look to maximized their profit and we as a buyer will also be looking to keep the price within our budget.

    As the cost of don’t just stop at the purchase price, there are many more to take care of. such as S&P, Stamp Duties, Legal Fees, and if we are borrowing from the banks valuation fees, and loan agreement will be add in too.

    After all the documents are done, we will have to look into renovation/repair and defects cost, then the furniture and fittings. there is so much to take care of for a decent purchase and for stay.

    Therefore it is very important to do more research and avoid being impulsive when making a buy decision. As the property purchase whether for stay or invest is likely to be a mid or long term decision. Thank you.
