The Tribeca Fairlane Hospitality (FLH) Collection consists of some 108 units of Tribeca serviced apartments located from 21st to the 29th floor of the apartment block. Tribeca is a single block of 37-storeys housing a total of 318 units of serviced apartments located on Jalan Imbi opposite the Ritz Carlton hotel.

Tribeca Low YatThere are three types of units to choose from: studios, suites and lofts. Studios have built-up areas of 510 sq ft while the sizes of the suites range from 657 sq ft to 1,020 sq ft. The lofts are sized between 1,231 sq ft to 1,293 sq ft. All units come fully furnished with dual key locks.

Facilities include “concept pods”, swimming pools, a gymnasium, children’s playroom as well as a business centre. Tenants will get to enjoy full concierge as well as housekeeping and laundry services.

Tribeca is a RM500 million project by Low Yat Group and managed by Fairlane Hospitality which also has the nearby Bintang Fairlane Residences and myHabitat off Jalan Tun Razak in its portfolio.

What We Think: New launches in Bukit Bintang are scarce, and Tribeca will be one of the few choices for those who are eyeing new properties in this area of central Kuala Lumpur. The location is indeed quite prime in the Bukit Bintang area, but some may have misgivings about its immediate surroundings. Given the nature of serviced residences, there will be a portion of the units which will attract short-stay tenants, which again may not appeal to some. The RM2,500 PSF price tag will effectively position the FLH Collection in the upper tier of KL city condominiums.

Nadayu Properties’ Nadayu63 is a gate and guarded integrated development located inside Taman Nadayu in Melawati, Selangor. This RM240 million development comprises of 42 retail units and 296 serviced apartments.

Nadayu MelawatiThe studio and “regular” (three bedroom) units have built-up areas from 562 sq ft to 1,144 sq ft, and are priced from RM420,000 onwards. Units come semi-furnished with electrical appliances (air conditioning units, water heaters, washing machine, celing fans, dryer) as well as kitchenware (cooker hob, refrigerator, oven).

Amenities include a playground, gym, nursery as well as a spacious sky lounge. The retail component of Nadayu63 will feature lifestyle stores, F&B outlets as well as rtail chains.

What We Think: We like Nadayu’s location which is at the fringe of Kuala Lumpur surrounded by the Kemensah Forest Reserve. This project has got the advantage of being next to forest greenery while still being fairly near to the city centre (15 minutes to KLCC). Prices are competitive especially when compared to other properties in the area which are quick reaching the RM800 PSF point.

PJD Eastern Land’s Woodsbury Suites project is an upmarket condominium project in Butterworth, located five minutes away from the Sultan Abdul Halim Ferry Terminal. Woodsbury Suites is located inside Harbour Place, a “metro city” comprising of retail, commercial, residential and leisure components.

Woodsbury Suites Harbour PlaceThere are eight layouts to choose from with built-up areas ranging from 550 sq ft to 1,250 sq ft. Prices average around the RM550 PSF point, with total prices ranging from RM222,000 to a little more than RM1 million.

A unique selling point of the Woodsbury Suites is the availability of butler and concierge service which is reportedly the first of its kind in Penang. This service helps tenants to perform tasks such as arrange for transportation, do grocery shopping and plan events.

Amenities available to tenants include swimming pools, children’s playgrounds, sauna and games rooms, gyms, common kitchens and a music room.

Woodsbury Suites is expected to be completed by 2017.

What We Think: Choices for upmarket condominiums in Butterworth are limited, and Woodsbury may well be the frontrunner in that category. Prices at RM550 PSF may be steep by Butterworth standards. The butler and concierge services are a nice touch.
