Kueen Lai Group (a boutique developer with projects in Bangi (Tiara Imperio), and Kajang (Tiara Residence) amongst others) has launched the first phase of its residential project in Semenyih called the Tiara South. Occupying some 30 acres of freehold land between Kajang and the Ecohill township, Tiara South will feature a total of 537 units of homes with a total gross development value (GDV) of some RM380 million.
In the first phase, 250 units of three-storey houses will be made available for sale with prices ranging from RM913,000 up to RM1.4 million. Sizes are from 2,564 to 3,016 square feet. In the second phase, some 266 apartment units will be made available, while the final phase will feature another 21 three-storey houses. This gated and guarded development is to be completed in 2017.
Kueen Lai’s other upcoming projects include a yet-to-be-named development in Mont Kiara which involves 128 units of upmarket condominiums to be built.
Rimbun @ Embassy Row
Amphill has launched the triplex penthouse at its Rimbun @Embassy Row project, having priced the unit at RM25 million. There are a grand total of only two penthouse units at the Rimbun, one of which is put for sale now.
The triplex unit is 18,000 sq ft in size, giving the owner the option of designing the layout from ground up (no pun intended). The suggested idea is to turn the lower floor into private quarters, the second floor into a ballroom-like space (given its high ceiling which is more than 8 metres) and the third floor into a roof deck with pool, putting green or a lounge.
There is a grand total of 56 units in Rimbun out of which 28 have been sold, with prices ranging from RM1,100 to RM1,400 PSF. The project is expected to be completed in early 2015.
We are kinda excited for this launch because we are fanboys of branded developments if you haven’t noticed. Berjaya Corp has launched some 287 units of the Ritz-Carlton Residences with prices from RM2,500 PSF onwards.
The branded residential project is on Jalan Sultan Ismail, located inside a larger mixed development known as the Berjaya Central Park which is linked to the Bukit Nanas monorail station. It is worth noting that Ritz-Carlton has been priced lower than the nearby Four Seasons Place on Jalan Ampang (launched at an average price of RM3,000 PSF). Its sister Ritz-Carlton Residences Singapore was sold at a hefty SGD5,000 PSF.
