Main Place

The Main Place Residence in USJ 21 has finally obtained its Certificate of Fitness and Occupancy (CFO) – after the project launch some 16 years ago (back in 1998!). The project is notorious for being abandoned not once but twice before taken over by Bina Puri (Puri Tower in Puchong, Laman Kiara in Kiara North).

This 4+ acre development consists of condominium units and commercial retail outlets (1,211 units in total, housed over four blocks of 34-storeys each) with a gross development value of RM291 million. The condominium units are priced between RM300,000 and RM850,000 with sizes from 418 sq ft to 1,535 sq ft. The commercial retail floors are already populated with outlets like Starbucks, Jaya Grocer, Daiso, Machines and Sushi Zanmai. Amenities include an infinity pool, sauna, gyms and laundry facilities.

The take-up rate for the residential units is reportedly 95%; the rest of the units are now made available directly from the developer which can be contacted at +603-80230302.

Similar to the Main Place, the Flexus is an integrated development comprising both residential and commercial components one a one-acre land located on Jalan Kuching (next to the Matrade Exhibition Centre). Scheduled to be completed in 2017, Flexus features two floors of entertainment, F&B and retail outlets as well as the standard amenities: pool, gym, sauna and yoga area. There are some units which offer the KLCC view.

Units are priced at RM800 PSF and above; sizes are  between 529 and 914 sq ft. Flexus is built by Ong Chong Realty (or better known as OCR); its more well known projects include the Beverly Residence in Bandar Utama, Cloverton in Damansara Jaya and the PJ5 SOHO suites in Kelana Jaya.

Glomac Damansara

The Glomac Damansara integrated development stands on a 6.8 acre land adjacent to Damansara Kim and right opposite the Tropicana City Mall. Boasting easy access to the Sprint Highway, the mixed development is designed to be self-contained with ample facilities to cater for both work and play.

The project is divided into four phases:-

  • Phase 1: Shop-offices (five and eight storeys)
  • Phase 2: Office tower (25 storeys)
  • Phase 3: Retail & office blocks
  • Phase 4: Residential (two 25-storey serviced apartments)

The five-storey mall is expected to be launched by the end of 2014.
