Clover, Aspen… & Damansara Heights Of Shah Alam?

Mah Sing has been hogging much of the limelight for the past week; the Clover and Aspen projects (inside Garden Residence) have been receiving much coverage in the mainstream media. Garden Residence is a planned township which occupies some 115 acres of freehold land in Cyberjaya.

I’ve been noticing the trend of asking prices since the launch of the first phase of Garden Residence (where the cheapest unit sold for around RM900,000). The dudes at Mah Sing claim that the capital appreciation has been around 20-30% since launch; I would verify this with a trip down to JPPH if I’m going to invest.

The Clover consists of 225 semi-detached homes spread out over 35 acres of land with build-up sizes averaging at 3,213 sq ft (with land size of 3,823 sq ft). The Aspen is a smaller project at only 8.8 acres, consisting of bungalows with build-up area of nearly 7,800 sq ft (land size of 60′ x 90′). There are 9+1 bedrooms, a rooftop Jacuzzi, a private lift and even ramps for the physically challenged. Given the size and the features, the Aspen seems to be a good choice for multi-generational living (admittedly, not many of these around in the Klang Valley). Prices start from RM3.8 million – which works out to be pretty competitive if you look at all the features and the mammoth size.

Shut Up And Take My Money!

The Clover is expected to complete by the end of this year while the Aspen is already ready for occupancy. The other phases (which have already been completed) are Cassia, Jacaranda, Evergreen and Garden Plaza.

What perhaps makes Garden Residence different from other townships is the availability of concierge services (Mah Sing’s own “M Care Division”) where tenants can get help with arrangements for transport or even organization of events. Additionally, there are plans to build a retail and F&B area (dubbed the Promenade); this is expected to be completed in early 2015 the latest.

Damansara Heights Of Shah Alam…?

mahsngElsewhere, Mah Sing has bought a land at the Sultan Salahuddin Abdul Aziz Shah Golf Course (which has the official abbreviation of S.S.A.A.S.G.C – I am not kidding ya) for more than RM320 million mega bucks. This place has been dubbed the “Damansara Heights of Shah Alam“, and as you would expect, there will bungalows, serviced apartments, upmarket retail outlets, the whole nine yards.

The tract of land is about 85 acres, and this means that Mah Sing has paid roughly RM86 per sq ft for it. A bloody bargain. In fact, CIMB calls the land a “prime location within the prestigious S.S.A.A.S.G.C.” The S.S.A.A.S.G.C is located next to Bukit Jelutong.

The yet-to-be-named project (if it’s really called The Damansara Heights Of Shah Alam I’ll eat my hat) is scheduled to be launched officially in 2016.
